Gonna convert the back room/"office" into a proper sunroom again I guess. With the terracotta tiles
What they want:
1. Remove wood debris from around furnace and water heater (so many years of buildup)
2. Add handrail to basement steps (hopefully dad didn't scrap the one he'd had for a while before we realized it was too narrow with it. But he can cobble one if he did)
3. Repair ceiling in [dining room] with drywall (they said kitchen. Wrong room lol)
4. Repaid flooring to mudroom and kitchen where there are tiles missing (already mentioned, kitchen is gonna be a fuck it, redo floor entirely)
5. Add flooring to office where there is only plywood (as above)
6. Add safety rail around open stairs at 4th bedroom. Appraiser to state impact of value of 4th bedroom when railing is installed (functional obsolescence) [the two bedrooms on that side have a closet door between 'em, and I plan on using that room as storage anyway. No biggie]
7. Add spindles to railing where missing at top of stairs at 4th bedroom (I might say fuck it and have that entire thing be replaced if we don't have the rest still)
8. Appraiser is to address if there is a moisture issue in the basement around washing machine and electrical breaker box. There appears to be mud splashed on the breaker box (basement never flooded that badly, and we can argue that the washer and dryer are on a platform because unfinished basement doesn't have a level floor)
Mom is thinking of peel n stick in the meantime since a lot of that is already on the plans to redo lol
