Other than the plywood floor, they're all safety code issues. The floor may be one too, but I would think installing carpet or whatever in that area would suffice. In the end, fixing safety issues are good things.

Been walking on it for years Yeah the subfloor is absolutely dogshit but we're using cheap peel n stick carpet tiles to cover it until it's all approved, since that's gonna be a changeover But the vast majority of the stuff is cosmetic
Building code for kitchens differ from other rooms since water, fire, high heat, ventilation, high voltage, etc., are there. It's not just structural (or aestetics).
And they're still being pricks about selling the house "as is" and if we want to talk about that, the bathroom needs a gut and redo but they completely missed that
Back room and mud room have carpet tiles Kitchen has been retiled, just gotta figure it where the garbage can is going cuz the old spot under the island was removed (don't want it, just a junk collection zone) and the spot before that no longer has the space cuz this stove is larger than the prior Railing has been reinstalled Ceiling fixed (mostly. Dad has one spot left to redo) Basement railing reinstalled (tbh likely gonna remove it once the sale is complete)
Bonus thing: front porch step that needed to be redone 20 years ago and had a temp step for ~15 is finally being redone. My brother managed to get hit on the forehead with a tiny stone and got blood all over his shirt. He finds it hilarious that he was wearing an Assassin's Creed 3 shirt, so the blood is at least appropriate The step is currently missing entirely but once we get some good weather dad's gonna rebuild it
Dad also plans on ripping out the floor of the bathroom and redoing it. And replacing the toilet, since it's never been changed out and is so old it doesn't even flush properly anymore
